In case you missed it, new renderings were released that show what Calgary’s new BMO Centre expansion could look like, and it’s about as spectacular as we had hoped for when the project was first announced.

According to reports, the $500 million expansion is aimed at modernizing the facility in order to help bring more major, international conventions to Calgary.

The design, which comes after roughly a year of collaboration between Stantec, Populous, and S2 Architecture, includes adding more than one million square feet of total floor space, including 350,000 square feet of exhibit space, or more than double the current rentable area.

As of now, the new BMO Centre is expected to be finished by June 2024.

An ambitious and rather large-scale residential development is being proposed for a site that sits at a highly visible corner of the Beltline between the Elbow River and Macleod Trail. 

If approved, the project will feature three separate towers, including a mega 55-storey high-rise that would include residential units, retail and restaurant space on the ground level, above-grade parking, and a huge rooftop deck with a running track and dog park. 

Once built, the new tower would easily be the tallest residential tower in Calgary, and the first to leverage new provincial rules that grant developers additional density in exchange for more affordable housing units.

New Construction Starts in Calgary 2018As you might’ve already heard, new home starts throughout Calgary slowed in 2018, at least in terms of detached and semi-detached homes. In the apartment sector, however, new construction starts did jump a bit, especially on the condo side of the market. 

As of last December, 81% percent of all residential product under construction in Calgary was multi-family, and apartment-style product accounted for 7,155 of the 11,452 units being developed at that time. 

The bulk of apartment construction in Calgary was focused on condos, as mentioned, but rental apartment construction was still on the rise as well. 

Collectively, 2018 saw 10,971 units start construction in Calgary, representing a 4.9% decline compared to 2017.

Calgary New Construction HomesCalgary home prices are continuing to drop, according to recently released data from he Canada Mortgage and Housing Corp. Detailed in its quarterly Housing Market Assessment, the CMHC suggests the local housing market is still moderately vulnerable due to overbuilding throughout the area. 

Right now, Calgary is still a strong buyer’s market, and inventory of unsold, newly-built homes continues to outpace demand. As of September of this year, Calgary had 2,087 finished new construction homes that remained unsold, of which half were apartments and condos.  

Despite taking more time than projected, however, the recovery is still moving in the right direction and economic growth continues to trend upward.

Calgary New Construction Real Estate NewsIn case you missed it, the Calgary city council recently voted in favor of 14 new communities to be built throughout the area suburbs over the coming years, allowing officials to appropriately plan for future infrastructure investments, fire halls, and other city services needed for continued growth and sustainability.

Per the release, eight of the 14 areas for development will be located on the north / northeast side of the city, while the remaining communities will be situated around the east, southeast, and southwest sides.

When finished, each of the new communities combined could bring as many as 18,000 new single-family residences and 9,000 new multi-family units.

Calgary New Construction HomesConstruction started on just under 201,000 homes last month in Canada at a seasonally adjusted annual pace, representing a 2.3% decline according to figures from Canada Mortgage and Housing Corp.

With multi-unit project starts down 2.4% and detached single-family starts down 2.6%, economists are projecting a pace of roughly 216,300 units.

Residential construction throughout Canada has been steadily dropping dating back to late last year and throughout early 2018. Higher interest rates and tighter lending regulations are certainly two of the primary causes for the decline, and at the current pace, Canada is on pace for the slowest third quarter since 2016 in terms of new home starts.
