Calgary Condo Market If there’s one segment of the Calgary real estate market that is showing strong signs of sustainability in the coming weeks and months, statistics are pointing towards affordable apartment-style condos. 

It’s no secret that Calgary’s housing market has struggled since the oil price downturn that started in 2014. But according to the most recent Housing Market Assessment from Canada Mortgage and Housing Corp., inventory levels, while still elevated, are beginning to balance out, especially for affordable multi-family homes. 

As of the beginning of the month, nearly 2,000 new single-family, apartment, row house, and semi-attached units were on the market in Calgary, and that’s with about 7,000 re-sale properties also on the market at that same time.

Alberta condominium boards will need to act under new guidelines that will reportedly go into effect on July 1, 2019, according to a recent announcement made by Minister of Service Alberta Brian Malkinson. 

The regulation changes made to the province’s Condominium Property Regulation are designed to enhance transparency and further protect condominium owners, which for many is a major step in the right direction towards professionalizing and legitimizing condo boards throughout Alberta. 

In short, major changes include how condo corporations can issue bylaw fines, how a condo owner’s investment is protected, and also how reserve funds are managed. In addition, boards must also issue Minutes in writing to all condo owners, as well as provide agendas

Calgary New Construction DevelopmentBrookfield Residential is planning another project in Calgary’s fast-growing University District, according to a recent report from the Calgary Herald.

Called Capella, the new development will feature a total of 142 residences, which will be broken down into one 92-unit apartment-style condo building and seven additional smaller buildings that will feature no more than eight units in each.

Capella apartment-style condos will offer one and two-bedroom floor plans that have between 550 and 1,000 square feet, while the units inside each of the smaller buildings will be slightly larger, feature between two and three bedrooms, and range in size from 1,300 to 2,000 square feet.
