Beltline Neighbourhood CalgaryIt’s been a tough year for the Calgary real estate market no matter where you turn, and even though year-to-date sales in the City Centre district have dropped to the lowest volume seen since 1999, one particular area appears to not only be outperforming other neighbourhoods in City Centre, but also many other parts of Calgary overall.

According to reports, the Beltline neighbourhood, which lies between 9th Avenue and 17th Avenue SW, is enjoying a pleasant spike in year-to-date sales so far in 2106, up roughly 46% and accounting for over 15% of all transactions in the entire City Centre area.

The Concord Condos CalgaryAs we continue to navigate the rough waters of the Calgary real estate market right now, condos in City Centre might be one of the few bright spots we have to cling to. Just last week, two luxury condo sales at The River were labeled as the highest prices paid for a Calgary condo listed on the MLS in 2016, and condos over at The Concord are now just over 60% sold according to the building website.

According to reports, two more condos over at The River have recently sold, one for $5,145,000 and the other for $8,389,500. Outside of just a jaw-dropping price tag, each of these final sales prices are significant in that they mark the highest prices paid for a Calgary condo on the MLS over the last three years.

Since The River was first unveiled by developers, it’s been one of the highest-profile condo buildings to hit downtown Calgary in recent memory. Standing 15 stories high and only including 38 units, The River is also considered one

Walkable Neighbourhoods in CalgaryEvery individual home buyer has certain preferences or characteristics they value when it comes time to shop for a new home, but anymore, walkability is usually something that’s high up just about everybody’s wish list more often than not. Whether it’s the desire to cut down on daily commute times, the convenience of having plenty of shopping or dining nearby, or just the benefit of staying more active, living in one of Calgary’s more walkable neighbourhoods certainly has plenty of benefits.

For years, Calgary wasn’t really thought of as being a walkable city, while city planners and developers continued to build communities that were specifically designed for automobiles. Even today, driving still plays a dominate role in how Calgarians travel throughout

Calgary Real Estate Market NewsAlthough market conditions are still slow moving, prices for detached homes in Calgary rose slightly in June for the first time in 8 months. According to numbers released from The Calgary Real Estate Board, the benchmark price for detached homes in Calgary jumped ever-so-slightly to $502,400, which marks a 0.4 increase from May to June.

Although the gain is minimal, progress is still progress, especially considering prices for detached homes are still 3.4% lower than they were a year ago.

Now several days removed from the month of June, the total number of sales last month tallied 2,028, or about a 7% decline from this time last year. Inventory is also up, with just under 6,000 units being listed during the month of June. And for those keeping track,
